Tsubomi G.K. creates value in Japanese residential real estate through four services: long-term rental management, renovation and value-add, vacation rental / minpaku operation, and real estate consulting. Built on 26+ years of hands-on experience in Florida, we support clients consistently from strategic acquisition through day-to-day operation.

Business Purpose

  1. Ownership, use, sale and purchase, leasing, management, and operation of real estate.

Long-Term Rental Management

We focus on long-term ownership of properties around 30 years old, aiming for stable rental income through mid- to long-term leases. From property selection to tenant relations and routine maintenance, we apply property management know-how built in the U.S.

Renovation & Value-Add

For aging properties, we work with local construction partners to handle everything from partial repairs to full renovations — kitchens, bathrooms, flooring, and other upgrades that restore the property and strengthen its earning power.

Vacation Rental / Minpaku

Tsubomi’s Articles of Incorporation formally designate three routes into short-term accommodation: minpaku under the Minpaku Business Act, the National Strategic Special Zone accommodation business for foreign guests, and the full hotel/ryokan business. We select whichever framework best fits a given property and area, partnering with licensed operators to run furnished short-term rentals within a fully compliant structure. Drawing on our U.S. short-term rental experience for online booking and revenue management, we’re also positioned to grow into licensed ryokan/hotel operations over time.

Real Estate Consulting

We advise on property selection, valuation, and investment decisions, through to overseeing renovation and construction work — and act as a bridge to investors and partners in the U.S. and Europe for cross-border transactions.
